How Much Does a New Roof Cost in the UK?

The short answer

A new roof in the UK typically costs somewhere between £4,000 and £19,000. That's a wide range, and deliberately so — the figure depends almost entirely on how big your roof is, what it's covered in, and how hard it is to reach. A small garage re-roofed in concrete tile sits near the bottom; a large detached house in natural slate with full scaffolding sits near the top.

What actually drives the price

Four things move the number more than anything else. Understand these and you'll understand any quote you're given.

1. Roof area. Priced per square metre — and measured on the slope, not the floor plan. A pitched roof is significantly larger than the footprint of the house beneath it, which catches people out.
2. Covering material. The single biggest lever. Concrete tile is the affordable end; natural slate the top; clay and fibre cement in between.
3. Access and scaffolding. The cost people forget. Scaffolding for a typical Cumbrian home runs from £500 to £2,000 on its own, and a house that's awkward to scaffold — rear alley, conservatory, road frontage — costs more than an open detached plot.
4. What's underneath. Once the old covering is off, any failed battens, felt or rafter ends have to be dealt with before the new roof goes on.

Roof cost by property type

As a rough guide, and assuming the old roof is stripped and scaffolding is needed:

• Garage or outbuilding — smallest area, often no scaffold, bottom of the range.
• Terraced house — moderate area, but access can push scaffolding costs up.
• Semi-detached — the classic "3 bed semi" query; middle of the range.
• Bungalow — large roof area for the floor space, but usually easy, low access.
• Detached — largest area and most elevations to scaffold; top of the range.

Slate vs tile — and why Cumbria is different

Natural slate costs more up front and takes longer to lay, but it lasts far longer — often outliving the person who paid for it. Concrete tile is the budget choice and perfectly sound. Clay sits in between and keeps its colour better than concrete, which fades.

Here's the local wrinkle that national calculators miss. Around Keswick, Kendal, Ambleside and much of the Lake District, natural slate isn't a preference — it's often a planning requirement. Conservation areas and the Lake District National Park frequently insist on a like-for-like replacement in Lakeland green or Burlington slate. That's genuinely more expensive than a concrete tile re-roof, and it's the main reason a Cumbrian quote can look higher than a UK-average figure suggests.

Don't forget the extras

A headline "roof price" often isn't the whole job. Budget for the things that commonly come with a re-roof:

• New felt and battens — standard on any full replacement.
• Scaffolding — a major line item, covered above.
• New guttering, fascias and soffits — frequently done at the same time while the access is up.
• Chimney work — repointing or re-leading while the roof is open.
• Removal and disposal of the old covering — skip costs are real, especially on heavy old roofs.

How to get an accurate number
